U.S. VA Loans vs. Conventional Loans

Choosing between a VA loan and a conventional loan? I’ve guided clients through this decision many times since 2006. VA loans are a tremendous resource for veterans, active military, and certain surviving spouses—especially when down payment savings are limited or debt-to-income ratios are on the higher side. With a VA loan, you’ll pay a one-time funding fee, but there’s no annual mortgage insurance. On the other hand, conventional loans can be the more economical route if you can put down 20%, since you’ll avoid mortgage insurance altogether. Plus, they’re flexible enough to finance second homes or investment properties—something many of my wealth-building clients appreciate. The best way to know which is right for you? Compare rates and fees for both using your exact financial picture. I always recommend digging into the numbers with a trusted mortgage professional who understands both options inside and out. That way, you’ll be confident you’re on the path that truly fits your goals.
