Home Costs Continue After Buying

Most folks expect the big-ticket items—down payment, closing costs, the move itself—when buying a home. But as I remind my clients, the first year of ownership often comes with its own set of costs that can catch many by surprise. It’s not just about securing the right mortgage; it’s about understanding how to set up your finances for what comes next.

On average, buyers of newly built homes see about $26.9K in first-year post-purchase expenses, compared to $18.7K for those buying existing homes. Appliances and household equipment are nearly always on the list: $4.3K for new homes, $3.7K for existing ones, just in year one. Furnishing a space can add up quickly too—$8.3K for new builds and $3.9K for existing homes, especially if you need to fill open floor plans or extra rooms.

Alterations and repairs? That’s the biggest line item: $14.3K for new homes, $11.1K for existing. Planning for these expenses is just as important as choosing the right loan, whether you’re an investor or buying your first home. My approach always centers on maximizing cash flow and making sure clients aren’t blindsided by the real costs of homeownership.
